The average time it takes to find a buyer for older properties in France is dropping in 32 of the country’s largest 51 cities, including in popular hotspots such as Nice, new figures suggest.
The latest (May 2025) from property listing portal SeLoger and the valuation website Meilleursagents defines “finding a buyer†as the average time between a property listing being published and being removed after the signing of a purchase agreement. It calls this the ‘Délai de Vente Médian (¶Ù³Õ²Ñ)’.
It shows that:
There has been a “shortening of selling times†since the beginning of the year
This trend accelerated in April, with the average selling time falling by four days.
The average selling time is falling in 32 of France's 51 cities, including the 11 largest.
The changes are being partly driven by improved financial conditions, mortgage rates falling back to around 3%, and slightly fewer negotiations on price, said Guillaume Martinaud, president of the Orpi estate agency cooperative, .
“Once you have got the price right, you sell [quickly],†he said.

Where is selling the quickest?
Properties are selling fastest in Dunkirk and Calais, with an average time on the market of 37 days. The slowest place to sell is Tourcoing, with an average of 131 days.
Some cities have seen notable changes since January. For example:
±·Ã®³¾±ð²õ: The average selling time has fallen by 18 days since the beginning of the year to 77 days (with a 4% drop in prices)
Colmar: Average selling time is down by 25 days, to fewer 50 days to sell compared with 75 at the start of the year (with a drop of nearly 3% in prices)
Nantes: Average selling time down 12 days compared to January, to 81 days, down from 93 (with a 3.3% drop in prices)
Nice saw a drop of four days to find a buyer on average in April alone (for a drop of 11 days since the beginning of the year, and an average price drop of 2% since January). Similar figures are being seen in Aix-en-Provence, where selling times have dropped by 16 days, the report shows.

On average, sellers and buyers can negotiate a margin of around 4.72% on the asking price, said Yann Jehanno, head of the Laforêt network, .
Finding a buyer is not the same as actually making the transaction, however, SeLoger warned, saying: “In general, it still takes around two and a half months for a property to change hands.â€
